FAQs
Landowners & the Partnership
How does Linden Africa’s landowner joint venture model work?
Linden Africa partners with landowners through structured joint ventures that combine the landowner’s property with Linden Africa’s development, investment, planning and execution expertise to unlock the land’s full development potential.
Each partnership is tailored to the specific property and opportunity, with a clear commercial and legal framework designed to align the interests of both parties and protect the landowner throughout the development process. This includes appropriate safeguards over the landowner’s title until agreed conditions precedent and transaction requirements have been satisfied.
The model enables landowners to participate directly in the value created through development, rather than simply selling their land, while benefiting from Linden Africa’s expertise in master planning, project structuring, financing, development delivery, sales and commercialisation.
What does Linden Africa look for in a landowner partnership?
Linden Africa looks for well-located land where there is a clear development rationale and an opportunity to create greater value through thoughtful planning, investment and development. While we typically focus on larger sites capable of supporting master-planned developments, we are open to considering opportunities outside our usual parameters where there is a compelling development and investment case.
How does Linden Africa work with landowners?
Linden Africa partners with landowners through structured joint ventures, combining the landowner’s property with our development, investment, planning and execution expertise to unlock its full potential. Each partnership is tailored to the specific property and opportunity, with a commercial and legal structure designed to align the interests of both the landowner and Linden Africa.
Does the landowner have to sell the land to Linden Africa?
No. Our joint venture model provides landowners with an alternative to an outright sale. Instead, the land can be contributed to a structured partnership, enabling the landowner to participate in the value created through its development. The precise commercial structure is agreed between the parties and tailored to the individual opportunity.
What happens to my title when I partner with Linden Africa?
The ownership and legal structure of each partnership is clearly defined within the transaction documentation. Our joint venture structures are designed to protect the landowner’s interests, including appropriate safeguards over the landowner’s title until agreed conditions precedent have been satisfied.
The specific arrangements relating to title, ownership, governance and any subsequent transfer of the land will depend on the agreed joint venture structure and are documented by the parties and their respective legal advisers.
What does Linden Africa contribute to the partnership?
Linden Africa provides the expertise and resources required to transform land into a commercially viable development. Depending on the opportunity, this can include feasibility and development strategy, investment structuring, master planning, design coordination, capital raising, project and development management, sales and marketing, and overall commercialisation of the development.
Our role is to manage the development process from initial strategy and planning through to delivery and sales, bringing together the professional, financial and technical resources required to execute the agreed vision.
How does Linden Africa determine the best use of my land?
We begin by undertaking a detailed assessment of the property, considering its location, physical characteristics, surrounding development, market demand, planning framework, infrastructure and commercial potential.
These factors are evaluated through feasibility studies, market analysis and development appraisal to identify a viable development strategy that responds to market demand while seeking to maximise the long-term value of the land.
What does the landowner receive from the partnership?
The landowner’s commercial consideration depends on the specific opportunity and the agreed joint venture structure. Depending on the transaction, this may include cash, completed units, participation in development profits, or a combination of these.
The commercial terms, timing and method of consideration are agreed upfront and documented as part of the joint venture arrangements, providing clarity for both parties before the development proceeds.
Does Linden Africa develop every site as a residential community?
No. Linden Africa’s core residential platform focuses on well-located, master-planned residential developments where we believe our approach can create meaningful additional value.
Through our partnership with Wellers Impact Fund, we also evaluate opportunities across complementary real estate sectors, applying the same investment-led approach to identifying the best use of land and opportunities to generate sustainable, long-term value.
